Check These Items Off Your List Before You Hibernate for the Season Snow days, hot chocolate, and fireplace chats: there’s plenty to love about wintertime in New York City. Since the colder months are right around the corner, it’s time to make sure your townhome is in order. Here are five tips to get your place ready for the frostier weather: Tune Up Your Heating System To prepare for the colder months to come, make sure your furnace or heat pump is clean and in working order. If needed, you can hire a technician to come look at it and conduct a carbon-monoxide leakage test to make sure everything is good to go. Make sure your heating and air conditioning contractor belongs to the Air Conditioning Contractors of America Association and hires technicians that are certified by the North American Technician Excellence system. By making sure your heating system is in order, as well as inspecting your furnace and boiler, you’ll be more than ready for the winter weather! Turn Off Any Exterior Faucets If you have any faucets on your outdoor terraces or patios, make sure that they’re turned off. Doing so will prevent the pipes from freezing as the ice expands overnight. Hire a Chimney Sweep If you have a chimney, hire a certified sweep through the Chimney Safety Institute of America to inspect before you start a fire. In addition to an inspection, they can clean the chimney sweep if needed in order to keep carbon monoxide from coming into your townhome. You’ll also want to order some seasoned firewood that’s at least a year old (such as oak, maple, or elm). Once you’ve lit a fire, roast some marshmallows and sip hot chocolate while watching a Christmas movie with your friends. Reduce Heating Costs Keep cold air from seeping into your home by making sure your windows and doors are well insulated. Repair any cracked or broken windows and add caulking around the doors and new windows if needed, as well as any additional insulation. Doing so will cut down on your heating bill during the winter. To further reduce costs, put the thermostat on a lower setting when you’re at work—however, do not turn the heat off completely, or your pipes may freeze. Make Sure You Have Some Ice and Snow Removal Tools No New Yorker is ready for winter unless they have some ice and snow removal tools on hand. To start, invest in a snow shovel, a de-icer, and a snowblower. If you’re interested in purchasing a townhouse in Brooklyn, contact Evan Duby today. Winter Weather Leaving You Feeling a Little Blue? Warm Your Spirits by Rounding Up Some Friends and Heading to a Cocktail Bar Whether you’re looking for some naughty and nice cocktails or the ugliest sweater party around, these Brooklyn hot spots boast holiday-themed activities, cocktails, and cuisine sure to warm even Scrooge’s heart. Miracle You might just find a Christmas miracle of your own at Brooklyn’s appropriately-named Miracle pop-up bar. Themed cocktails will include Christmas-themed cosmopolitans and shots sure to spread holiday cheer. Fittingly, the bar will be decked out with old-fashioned holiday decorations. You’ll also want to break out your ugliest sweater for the ugly sweater party, which takes place on December 2nd. With three locations throughout the city, Miracle is the place to go if you want a hip, fun place to hang out with friends while enjoying some holiday festivities. The pop-up bar, which opens on November 25th, will be located at 42 Hoyt Street in Brooklyn. Snowday in Brooklyn While the weather outside may be frightful, you’ll stay warm and delightful at Snowday in Brooklyn, the pop-up bar that takes over the dining room and bar at Williamsburg’s Sunday during the winter months. This space will be transformed into a winter wonderland (think a snowy ski chalet, plenty of holiday decor to go around, and Christmas-themed menus). When it comes to cocktails, you can choose between the Naughty list (which includes an Ugly Sweater Weather made with gin, Montenegro, and sherry) and the Nice list (which includes Champagne Problems, a fizzy drink made from cranberries, bitters, and bubbly) as well as mocktails. Leyenda Winner of a James Beard Outstanding Bar Program 2019 award, Leyenda will transform into Sleyenda, a sleigh-friendly environment that Santa himself would approve of. Though the official drink menu has not yet been announced, former favorites from years past included Mexican hot chocolate spiked with Mezcal and Puerto Rican eggnog. This winter wonderland will open right after Thanksgiving. If you’re interested in purchasing a property in Brooklyn, contact Evan Duby today. Explore Three Ways to Make Your Space Stand Out From the Crowd Let’s face it: when it comes to selling in New York City, your apartment can’t just look good—it has to look great. There’s a lot of competition out there, but by utilizing these tips, your property is sure to top potential homebuyers’ lists. 1. Rid the Space of Large Furniture or Items The first rule of staging an apartment is to declutter. Donate any extra trinkets, put away valuables, clear your countertops, and don’t leave unnecessary items lying around. More importantly (and less obviously), get rid of large furniture. New York is known for its limited square footage; don’t let that stigma dominate how any potential homebuyers see your pad. When you remove big furniture pieces or items, it opens up the space and makes it look larger. Don’t be afraid to rearrange the remaining furniture to widen the room even more. Another secret: mirrors are known to make rooms feel bigger and brighter. The more possibilities your viewers can see or imagine, the more memorable your place will be. 2. Color Coordinate Cozy, comfortable, warm, original, and welcoming. This is what most homebuyers are looking for in a space when they are on the hunt. By color coordinating your furniture and decor, you tie the look of a room together so the space seems intentional, organized, and neat. You can organize your bookshelf, your closet, and other small nooks by size and by color. For larger areas, try having your furniture pieces coordinate with one another as well as with the decor on the walls and accessories on shelves. Add a bold and exciting pop of color with throw pillows. Remember: each color conveys a different meaning, so choose wisely! 3. Don’t Forget the Forgotten Places You want your visitors to think, “I can see myself living here.” This feeling can be generated right off the bat when they enter your home and see the beauty and coordination of the main living spaces—such as the living room, the kitchen, and even the bedroom. But what about the small, seemingly invaluable places? It only takes one forgotten nook to give someone a sour taste in their mouth. Organize under your kitchen and bathroom sinks with baskets or bins, sweep and label your laundry area with a fun sign or two, get rid of old items in your kitchen cabinets, and make every closet (even the hallway ones) seem luxurious. The key to staging your apartment is realizing that this isn’t your home anymore. Ask yourself, “Is this what I would like to see when I walk into my future home?” If the answer is no, take it down, put it away, or save it for your next home adventure.
